Description:
This dataset provides information on >4.5 million rental property listings in England and Wales between 2014 and 2023. The data are derived from rental property listings published on the Zoopla website and have been processed and provided by WhenFresh.
The dataset contains details of the listed rental properties, including property type (e.g., house, flat, etc.), number of bedrooms and bathrooms, and other property characteristics. It also includes information on rental listing activity, such as the date each property was first listed, the advertised rental price of each property, and the most recent date each property was recorded as rented.
Where available, energy performance attributes are provided. These are sourced from the Energy Performance of Buildings: England and Wales data and include property energy ratings and efficiency scores.
This controlled version of the dataset includes linked information on migration sourced from Royal Mail postal redirection records and HM Land Registry transactions. This linked information includes redirection destination addresses, redirection dates, and additional property transaction characteristics including the price paid for each property and the date that the deeds were transferred (where available), enabling analyses of onward migration patterns.

Notes on Representation:
Not all properties available to rent in England and Wales appear on the property
search website Zoopla, either as a result of i) the owners not using an estate
agent to rent the property, or ii) the estate agent not advertising the property
with Zoopla. Royal Mail postal redirection data are only available for ca. 10%
of properties as postal redirection is an optional paid product provided by
Royal Mail and not all tenants will choose to use the service to have their mail
redirected to their new address.
Notes on Bias:
Rental property listing data is subject to estate agent (or equivalent entity)
practices relating to the registration of the information for the rental
property.

A named delegate from the Organisation will be contacted by RAG to represent the
Organisation’s position in the approval process for use of the Safeguarded Data
and Controlled Data for Project Proposals from researchers (whether those
researchers are academics, employees, registered students of the University, or
researchers that are external to the University).

Access Service:
All HASP Controlled Data requires an approved project including specified outputs which are checked and approved before release. All users of HASP Controlled Data will have to complete appropriate (as determined by HASP) safe researcher training before being granted access to these data. Access to the data will be within the Leeds Analytic Secure Environment for Research (LASER) a cloud-based Trusted Research Environment (TRE) that is managed and maintained by the University of Leeds.
