Description:
Details of >9.5 million property transactions logged with HM Land Registry in England and Wales from 2014 to 2024 inclusive matched to >4.7 million snapshots of Zoopla property listings, augmented with proxy migration data in the form of >2220k Royal Mail postal redirection records. The WhenFresh/Zoopla Property Transactions dataset refreshes and updates yearly with a new batch of HM Land Registry transactions and Zoopla property listing snapshots, capturing the present state of the property market in England and Wales and uniting these with historic transactions and snapshots taken over the last decade. The data that make this possible are sourced from our data partner, WhenFresh by PriceHubble. Users can explore the property market in England and Wales using the four relational tables included in this dataset: properties (containing the addresses/postcodes of properties that are/have been on the market); transactions (containing the details of HM Land Registry transactions, e.g., the transaction date, price, property type, property characteristics, etc.); listings (containing snapshots of the details in the property listings, e.g., the listed property type, listed property characteristics, advertised price, etc.); and postal_redirections (containing postal redirection request dates and origin/destination postcodes). This Controlled version of the WhenFresh/Zoopla Property Transactions dataset includes sensitive proxy migration information (note: access to HASP Controlled Data is subject to stringent application criteria and the data are only accessible via a secure/trusted research environment). Users who do not require this supplementary information may, instead, apply for access to the WhenFresh/Zoopla Property Transactions [Safeguarded] dataset in order to be able to download and work with these data locally (i.e., on their own machine). Data were derived from property sales recorded in HM Land Registry Price Paid Data (which contains data on single residential property sales in England and Wales that are sold for value and lodged with HM Land Registry for registration) and linked against property listings on the property search website Zoopla using address-level lookups.

Access Service:
Any User of HASP Controlled Data will have to complete appropriate (as determined by HASP) Safe Researcher Training before access to the Data is granted. Outputs created by the User from HASP Controlled Data require checking and approval by HASP before release. Access to the Data will be via the Leeds Analytic Secure Environment for Research (LASER) - a cloud-based Trusted Research Environment (TRE) that is managed and maintained by the Leeds Institute for Data Analytics (LIDA) Data Analytics Team (DAT) at the University of Leeds.
