Description:
This dataset provides information on >7.5 million property transactions in England and Wales between 2014 and 2023. The data are derived from HM Land Registry Price Paid Data, matched (where possible) to property listings published on the Zoopla website, and have been processed and provided by WhenFresh. The dataset contains details of property transactions including sale price and sale date. For transactions matched to Zoopla, additional property listing details are available, including property type (e.g., house, flat, etc.), number of bedrooms and bathrooms, and other property characteristics. It also includes information on property listing activity, such as the date each property was first listed, the advertised price of each property, and the date the listing was removed. Where available, energy performance attributes are included. These are sourced from the Energy Performance of Buildings: England and Wales data and provide energy ratings and efficiency scores. This controlled version of the dataset includes linked information on migration sourced from Royal Mail postal redirection records. This linked information includes redirection destination addresses and redirection dates (where available), enabling analyses of onward migration patterns.

Data were derived from property sales recorded in HM Land Registry Price Paid Data (which contains data on single residential property sales in England and Wales that are sold for value and lodged with HM Land Registry for registration) and linked against property listings on the property search website Zoopla using address-level lookups.

Notes on Representation:
Representation of property sales is subject to HM Land Registry inclusion criteria (additional information is available @ https://www.gov.uk/government/publications/hm-land-registry-data/public-data#accuracy-of-the-data). Not all properties sold in England and Wales appear on the property search website Zoopla, either as a result of i) the owners not using an estate agent to sell the property, or ii) the estate agent not advertising the property with Zoopla. Royal Mail postal redirection data are only available for ca. 25% of properties as postal redirection is an optional paid product provided by Royal Mail and not all individuals will choose to use the service to have their mail redirected to their new address.
Notes on Bias:
Property listing data is subject to estate agent (or equivalent entity) practices relating to the registration of the information for the property.

Access Service:
All HASP Controlled Data requires an approved project including specified outputs which are checked and approved before release. All users of HASP Controlled Data will have to complete appropriate (as determined by HASP) safe researcher training before being granted access to these data. Access to the data will be within the Leeds Analytic Secure Environment for Research (LASER) a cloud-based Trusted Research Environment (TRE) that is managed and maintained by the University of Leeds.
