Description:
LSOA-level overview of the Airbnb market in England and Wales derived from details of >1.7 million Airbnb property listings and property performance data (PPD) from >90 million stays aggregated to yearly resolution (2015 - 2025). The AirDNA Airbnb Property Performance [Yearly] [Open] dataset refreshes and updates yearly, giving users access to the most up-to-date PPD and guest review-derived ratings and review counts at this level of aggregation.
Users can explore the Airbnb market across >35,000 LSOAs in England and Wales using this spatially and temporally aggregated derivative dataset which includes property characteristics (e.g., percentages of different property types) and property performance metrics (e.g., median, upper, and lower quantiles) aggregated to LSOA and reporting year.
These data are derived from the AirDNA Property Performance [Safeguarded] datasets, available at daily, monthly, and yearly resolution; users who wish to work with the spatially unaggregated source rental property listings may instead apply for access to these datasets through the HASP Data Catalog (note: access to HASP Safeguarded Data is subject to formal application and approval).

Purpose:
The data are derived from short-term rental property listings on the Airbnb
platform and have been provided by our data partner AirDNA.

Notes on Representation:
All LSOA and reporting year combinations are retained. To ensure statistical
quality, PPD-derived statistics are suppressed where the LSOA and reporting year
combination features fewer than i) 10 active Airbnb listings or ii) 10 stays.
The corresponding counts are available.
Notes on Bias:
Airbnb listings are assigned to LSOAs via a spatial join of their longitude and
latitude coordinates onto the 2021 LSOA boundary geometries for England and
Wales. The longitude and latitude coordinates as provided by our Data Partner
are scrambled within a 500 metre radius to preserve privacy, however, and so a
small number of Airbnb listings (particularly those in coastal areas) may be
displaced outside the LSOA boundary geometries in which they are actually
located. Airbnb listings that fail the spatial join are dropped (<1 % of Airbnb
listings in England and Wales). Suppression results in missing derived
statistics for LSOA and reporting year combinations with lower market activity;
it is recommended that users consider this when comparing areas and/or trends
over time.
