LSOA-level overview of the property market in England and Wales derived from details of >9.6 million property sales logged with HM Land Registry and >4.7 million Zoopla property listings aggregated using three-year rolling windows from 2014-2016 to 2023-2024 inclusive.
Users can explore the property market across >35,000 LSOAs in England and Wales using this spatially and temporally aggregated derivative dataset, which includes listed and sale price measures (median, upper, and lower quantiles), property characteristics (percentages of different property types), and supply/demand indicators (property sale counts and median property listing view/click counts) for each LSOA and three-year rolling reporting window.

These data are derived from the WhenFresh/Zoopla Property Transactions [Safeguarded] dataset; users who wish to work with the unaggregated source property transactions may instead apply for access to that dataset through the HASP Data Catalog (note: access to HASP Safeguarded Data is subject to formal application and approval).

Purpose:
The data are derived from property transactions logged with HM Land Registry and
property listings on the Zoopla platform. The data have been provided through
WhenFresh by our data partner PriceHubble.

Notes on Representation:
LSOA + rolling reporting window combinations with fewer than 10 property sales
are suppressed to ensure data quality. Representation of property sales is
subject to HM Land Registry inclusion criteria (additional information is
available @
https://www.gov.uk/government/publications/hm-land-registry-data/public-data#accuracy-of-the-data).
Not all properties sold in England and Wales appear on the property search
website Zoopla, either as a result of i) the owners not using an estate agent to
sell the property, or ii) the estate agent not advertising the property with
Zoopla.
Notes on Bias:
Suppression may reduce representation of LSOA + rolling reporting window
combinations with lower market activity; it is recommended that users consider
this when comparing areas and/or trends over time. The accuracy of property
listing data is subject to estate agent (or equivalent entity) practices
relating to the registration of information for the property.
